Disinfection of Kitchens After Long-Term Rental

In Dubai, apartments and villas are rented out in highly competitive conditions. After long-term tenants stay, the kitchen areas require careful treatment. Disinfection of kitchens is the most important stage in preparing real estate for new occupancy and protecting the health of future residents. With the right approach, this allows not only to return the full amount of the deposit, which is usually 5% of the annual rent, but also to prevent the spread of bacteria and unpleasant odors.
Upon completion of the lease, the premises are checked by the landlord. Attention is paid not only to the cleanliness of floors and walls, but also to the condition of kitchen surfaces, ventilation, stoves, refrigerators and ovens. Air conditioners and ventilation grilles that accumulate desert dust and allergens must be cleaned. Air conditioner filters may contain sand particles that have accumulated over time, which can worsen air quality and negatively impact health.
Deep cleaning of kitchen areas includes several stages. Disinfection specialists use steam cleaners and industrial vacuum cleaners with HEPA filters. These specialized tools help to remove stubborn grease deposits and fine dust that settles in hard-to-reach places, such as behind built-in cabinets and under appliances. Safe biodegradable solutions are used to remove mineral deposits on mixers and tiles. Water in some areas of Dubai leaves traces of calcium on sinks and shower heads. It is impossible to get rid of them without special means.
Focusing on the Hidden Sources of Pollution
Special attention is paid to disinfection of high-frequency contact zones - door handles, switches, cabinet facades. Treatment with antimicrobial solutions helps eliminate bacteria and reduce the risk of allergies. One of the often overlooked areas remains the drainage in the kitchen. It may contain food residues, grease, and mold. Professional sanitary treatment of drainage systems is included in the standard checklist before the final delivery of real estate.
In order to comply with hygiene standards and fulfill the obligations under the lease agreement, it is recommended to order a deep cleaning of the kitchen and the entire house 1-2 days before the final inspection. Such cleaning takes from 4 to 8 hours, depending on the area and condition of the room. If the apartment or villa has not been cleaned properly, the owner has the right to withhold part of the deposit. It is often dirty plates, a leucoid plaque on the faucets and dust in the ventilation that cause the refusal to refund the full amount.
A separate issue is the frequency of disinfection. It is recommended to carry out deep sanitary cleaning of the kitchen once a month and common areas, at least once a quarter. This regularity helps to prevent the accumulation of fat and bacteria in hidden corners. This is especially important in summer, when humidity rises, and sandstorms (the season is from June to August) bring fine dust that clogs filters and cracks.
End-to-End Cleanup
In addition to standard cleaning, there are a number of additional services: ac deep cleaning, disinfecting water filters, washing balconies, treating ventilation and eliminating odors. In case of mold detection, special antiseptic solutions and temporary dehumidifiers are used. This is especially true for apartments that have been empty for a long time and in which moisture has accumulated. Preparing the kitchen for transfer to a new tenant requires attention to every detail - from cleaning the tile joints to cleaning the filters of hoods and air conditioners. The use of specialized equipment, environmentally friendly products and careful quality control ensures an impeccable result. In the climate of Dubai, disinfection of the kitchen after a long–term stay is not a formality, but a necessity on which the health of future residents and the financial interests of the owner depend.
